The inspector examines the roof, attic, foundation, crawl space, HVAC, plumbing, electrical, windows, doors, and appliances. You are encouraged to attend and ask questions throughout.
You receive a detailed digital report with photos, severity ratings, and repair recommendations. Reports are delivered within 24 hours (same day for some inspectors). Your agent reviews the findings with you.
Your Settle agent uses the inspection findings to negotiate repairs, credits, or price adjustments. We focus on structural, safety, and high-cost items rather than cosmetic issues.
