Questions
Answered.
The six questions every Virginia buyer, seller, and investor asks us — answered straight, no jargon.
- What is Settle?
- Settle is a Virginia real estate platform brokered through an eXp Realty office in Richmond. We pull listings direct from the CVR MLS via Trestle, compute home valuations from five years of real sold history, and route every lead to a licensed Virginia agent. Buy, sell, invest, or relocate anywhere in the Commonwealth.
- Is Settle a licensed Virginia brokerage?
- Yes. Settle Real Estate, LLC is brokered through an eXp Realty office licensed in the Commonwealth of Virginia. Every transaction is written on a real Virginia contract by a licensed agent — not a call-center referral.
- Where does Settle's MLS data come from?
- Live IDX Plus feed via Trestle / CoreLogic from the Central Virginia Regional MLS (CVR MLS). The listings you see on Settle are the same listings the brokers see — not a Zillow scrape, not a stale aggregator.
- How is Settle's home valuation different from Zillow's Zestimate?
- Zestimate is a statistical model trained on national averages plus public records. Settle's valuation is computed from actual recent CVR MLS sold transactions in your specific neighborhood — five years of comparable sales, adjusted for condition and updates by a Virginia agent who's seen homes in your zip code.
- What areas of Virginia does Settle cover?
- Every region of the Commonwealth — Richmond Metro, Northern Virginia (Arlington, Fairfax, Loudoun, Prince William), Hampton Roads (Virginia Beach, Norfolk, Newport News), Charlottesville, Fredericksburg, Lynchburg, Roanoke, and the Central + Southwest Virginia markets in between.
- Does Settle work with first-time buyers, investors, and relocations?
- Yes — Settle routes leads to a specialist who matches your specific intent. Dedicated buyer quizzes for first-time buyers, investor-side tools for portfolio rentals with sold-history and rent-comp depth, and relocation packages for military families and out-of-state moves into Virginia.
